Let me begin by saying I've known James' fam since 1992. His grandparents were my landlords and guided me to the purchase of my first home in 1995. Then through my second home in 2002. I just retired, sold that house with James' help and bought my dream home at the beach. I can honestly say I could not have done it without his patience and guidance with and for me. My life could not be happier now (except of course if James would get his rear up here to visit more often). He is, without a doubt, the most experienced, PATIENT, consistent, hard working real estate agent I have ever known or worked with. He has an uncanny ability to read his client's anxieties and fears and calm them not only with assurances but with ACTION. Without James' help I'm sure I would have wound up with less from my home in the Valley and having had paid more for the beach house I have now. James was really helpful as we looked for a house in the West Hills/Woodland Hills areas. He knew all the layouts of the houses we were looking at. And he showed us houses at any day of the week. He also helped us find problems with potential homes. When we found the home we would end up buying, he helped us see the potential and addressed our concerns. He had accurate estimates on what some of the costs were going to be, and it helped us figure out if this house was the right one, and if we could afford the changes we'd want to make. During the negotiating process, he helped us buy the home at about 80K below the original asking price, and walked us through a particularly stressful escrow process. We were glad he was there with us every step of the way. He's really trustworthy, and let's you know what's really going on. And we love the house now! We did a lot of low-cost changes, many of which James suggested, and we couldn't imagine living anywhere else. He has since helped us find quality contractors (such as our floor guy and our gardener) in the area that are very reasonable in price. We still stay in touch with him, and we'll definitely use him again should we ever leave our house, although I think we're going to stay here for a long, long time.
